    Don't see interest rates increasing due to Official Cash Rate though. Only due to APRA restrictions. Banks are passing the cost onto the consumers so they can maintain their outstanding profits and shareholder dividends. Still, 3 and 5 year rates are starting to look good to me... You?

    I hardly would want to rely on it either but playing devil's advocate you're going to want it if say half of your portfolio happen to be vacant at one time and insurance doesn't pay up. And there's always the risk of long vacancies or rents dropping in an area.

    Which is why you divesify around the country. Already had your scenario happen and it went ok
