    Hiya

    There's been a lot of questions lately about whether EBM or TS is better. I have pending claims right now with both insurers so will provide updates as we get through the process

    Here's the 2 scenarios:

    House A
    Insured with EBM
    Evicted via Tribunal 20 April, $1910 in rent arrears (plus water arrears)
    Damage - 1 hole in bedroom, 1 hole in bedroom door, a couple of door knobs missing (probably not enough here to cover the excess)
    Cleaning / Removal - couch left inside, lots of junk (car parts, kids toys, rubbish) left outside. Lots of cleaning needed
    Locksmith change locks
    Tribunal fee

    House B
    Insured with TS
    Not evicted, normal vacate. Was meant to be 17 Feb but they stayed. Went to tribunal to force vacate, end date specified by tribunal 29 March
    $367.86 rent arrears
    Locksmith change locks
    Tribunal fee
    Cleaning / removal - carpets so filthy couldn't be cleaned so replaced. Walls so filthy / holes couldnt be cleaned so re-painted. Junk pile left in shed was head height

    Progress so far for House A
    7 April - Tribunal hearing
    18 April - Eviction date given
    20 April - When eviction actually occurred (as bailiff wasnt available 18/4), locks changed
    Somewhere in the middle - damage / cleaning quotes
    26 April - Junk removal people attended
    1 May - EBM claim form lodged now that costs are known, along with associated docs (invoices, ledger, etc)

    Progress so far for House B
    5 April - sent off claim form for TS
    6 April - bundled off all the docs to email through that TS wanted (ledger, tribunal order, exit report, quotes etc)
    11 April - TS contacted me saying claim would be looked at on 21 April
    Spanning a couple of weeks in the middle here - house repainted, floors taken out ready for replacement, junk put in skip
    21 April - TS contacted me saying too busy to look at claim, would look at on 1 May
    1 May - TS contacted me saying they've looked at claim, had some clarifying questions and asked for more docs (that weren't part of original list requested).

    Will update as we go along, as additional stuff happens or payment negotiated etc

    Thanks @DT ,i will follow the progress with interest, i use both insurers,and claimed through both, one small, one big.I thought it was just my houses which got bad tenants,obviously not. :)

    I know who i prefer dealing with... but let the results speak for themselves as they come to light. Still ongoing.

    Interestingly we've had the reverse happen. I'm wondering if it's because we're a 'preferred provider' under TS whereas you might be a 'preferred provider' under EBM?

    (not that it should matter at all!)

    Could just be state-by-state differences in processing? Or is it all centralised?

    This itself is really no good. From a customer service point of view, its lacking.

    I was planning to go with TS for LL insurance because their coverage is good and their excess is lower than EBM. Even though their premium is higher (about $60) I was thinking one claim with EBM will set me back double/triple that amount. Now I'm having second thoughts.

    I have done 2 claims in my 16 years of investing.

    First was TS, where they picked every hole and applied an excess to everything and I got $9k out of $12k with rest rejected.

    Second was EBM a few weeks ago where I had a 9 month old claim, submitted Tuesday night approved and paid Wed lunchtime.

    Different claim level but the customer service from EBM was by far superior

    Hi there, I need to renew insurance soon. Can someone advice on this ?
    Which insurance company gives a better cover for tenant related damages/losses as well as the damages to structure such as roof, wall etc from storm/rain water leaks natural incident?
    My unit has a body corp building insurance but it wouldn't cover such damage like water leak. The EBM rent cover ultra which I am currently with only covers the tenant accidental damage or rent losses.

    Sorry I forgot to update the thread. I sent more info off to both companies and will update when either responds.

    TS requirements were a bit harder, they wanted invoice broken down per room. They also wanted stuff from before my client / owner owned it.

    There are two parties interacting with the insurance company.
    1. Landlord
    2. PM
    This thread has experiences from both parties mixed.
    As a landlord (with a bit of selfish view), I need the company which pays with minimal effort from my part.

    Got a call from EBM this morning clarifying the eviction process (because its different in each state and he wasn't familiar with SA) and asking how the search for new tenant is going as they're planning to pay til new tenant found. Said he'd put the offered amount in an email this afternoon and we can discuss from there.
