    I'd be advertising right now - as it happens an investment property directly across from our own home is being advertised + with large sign in lawn and it is not available until end January also. Good luck tho!

    There is no definition of reasonable time frame unfortunately. It will just be agreeable between the tenant and the landlord (via the PM if applicable) and if it went to the tribunal for any reason, they would decide. You would hope it wouldn't get to that!
