Limited owners corporation

    Does anyone think that a 'limited owners corporation' for the purpose of maintaining essential services would devalue a duplex property? This would not result in any owners corp fees being payable, and the two duplex properties don't share any common land, just a common wall.

    I am doing a subdivision at the moment and I have the option of creating a limited owners corp to avoid $7k of fees for undergrounding electricity supply.

    What is the purpose of it, other than saving you fees?
    What services would it maintain, given most duplexes are completely independent of each other?
    Would it be a deterrent to future buyers?

    It's only because the overhead electricity connection for both units is attached through one unit only. It's possible to leave this setup with an OC being implemented
