Limit on amount of owner builds?

    If I wanted to build a house myself and sell every few years could I do this on an owner builder permit or is there a limit to how many builds I could do? Would I have to register as a builder in order to do multiple builds?

    You'd need indemnity insurance on each property, so that might limit you.

    In Victoria an owner builder can only build/renovate one house every 5 years.

    Go to Bankstown in Sydney, some shady people there being doing one after another, but you have to cheat and not sure what happens when your caught.

    So if you wanted to renovate and sell for a living in VIC, that's not allowed? Or is it classified as a business then?

    Is that the same for established houses? If you wanted to renovate and sell you could only do 1 every 5 years in NSW?

    Yes, it's allowed. You just need to hire a builder or study to become one yourself. In Victoria, from memory, the value/ size of the project has an influence on whether a builder or owner builder is required.

    No, only owner builder's licence

    OK! Looks like I would need to become a registered builder if I wanted to do more than is allowed. Is that correct?

    Yes if YOU want to do more than 1 every 5 years...

    This would depend on the level of Reno, if your talking floor coverings and some paint etc, knock yourself out, if your doing certain other more in depth renos, it may be considered building.

    Depends on how many kids and wives you have. You can use their names for each owner builder

    They have to sign the OB application and they become responsible for getting warranty insurance too if the place is sold within around 6.5 years ( in Vic, may differ in other states).

    It is not a matter of using their names, but they could apply for an owner builder licence for land they own and do the build.

    So in theory a husband and wife could separately be owner builders and do 1 every 2.5 years in NSW? We have a one year old so don't think that will work:D

    Really? Our child is one year old. Surely that wouldn't be allowed?

    What happens if you did one in vic, moved to NSW the following year, then Qld, etc so live in each state every 5 years?

    Maybe your child is unusually gifted!

    But a neighbour did an owner build, and said he had to do a course before getting the permit??

    Hard to see how a child under 18 could legally sign the forms required to qualify.
