    Good Morning PCs……

    I hear a lot of talk regarding builders struggling and people loosing their money etc etc.

    Just wondering if we can discuss and list some of the reputable, investment grade, stable builders who are unlikely to fall under that trap in Victoria…..

    1. Metricon for Ballarat regional area…
    2. Quality houses- apparently they request only 3K till slab stage
    3. Carlisle homes
    4. Burbank homes
    5. Saw an article about Hotondo homes …maybe different state/franchise etc

    Can you pls add esp add any on the list….

    There are no guarantees!

    A few bad contracts, a few clients that refuse to pay the stage payment, the end of a housing construction bubble, a lot of people delaying building (hoping prices come down) etc can all put builders under stress.

    The above are pretty much national volume construction companies who are comparatively the McDonalds or KFC of Australian construction.

    You aren't going to find too many non-reputable builders that do 1000+ homes a year if that's the above list is the sort of companies you are listing.

    They all deliver a product for that price point, some better than others obviously, but no cowboys likely at that level.

    Hmm, as someone well embedded in the bigger stuff.

    Scratch off Hutchies in Vic for sure, they aren't their QLD operation down here. They are barely a tier 4 operation down here.

    Probuild and Mirvac don't belong with LL either.

    If you are limited to the 3-4 biggest. Probuild probably belong in the conversation but use fairly cheap labour for the most part.

    I forgot about Multiplex!
    They were quite good to deal with for getting things fixed for the OTP apartment we bought back in the turn of the century.

    I have a good relationship with the owners, family run business still which is a credit to them.

    However, belong very much in the tier 3 space with the likes of Hutchies, ABD (until they went under in the back end of 2021). Harris HMC, Buxton etc.

    The likes of Maxcon, Hacer, Icon, Watpac are those better Tier 2 companies chasing the big 3 or 4.

    Maxcon probably the best in terms of no-nonsense, on time deliveries imo.

    I would argue that NOBODY on PC can have access to information that determines the financial strength of any builder here unless they are whistleblowers and have internal access to a ONE specific builder in a poor financial position. I would argue you can disregard anything posted and that speculation like this is just that - speculation and inuendo that does nobody any benefit. Most larger builders "firewall" specific work into other entities and even projects.

    Many project builders also have entities that are franchised or registered as a subsidiary under other state licencing that may not even be wholly owned.

    A great example is Hotondo. Hobart was a franchise that has called in administrators. The implications for the head entity are likely to be reputational and Hotondo may even salvage that. But I can bet they wont bail out a franchise as guarantor for their trading results. Hotondo describe theselves as "a" family business but also admit they are 70 independent local builders. Its a bit ike when a local maccas get a burger wrong its not head office who fixes it.
