Lenders that offer offset facility for construction loans

    Do they exist ? Does anyone know of any lenders out there in Australia that allows an offset facility for construction loan ?

    Offset facility during the construction period and not just after construction is complete.

    so Most do ? like the second tier lenders ?

    I have checked out Pepper and they don't have offset facility during the construction phase. Offset is only available if the borrower refinance into a normal loan of an established home post construction completion.

    Only ADIs can have offset accounts

    All of the major banks offer an offset account during construction.

    Most of the second tier lenders (that do construction) offer an offset account during construction.

    I don't think any of the non-conforming lenders offer an offset account, most don't even do construction.

    The lender that would lend to me is an ADI...but they just would not allow offset facility during construction period, only after :(

    I've maxed out borrowing capacity at the majors unfortunately :(

    Then the second tier lenders aren't going to be of much use, their servicing profiles tend to be similar or lower than the majors.

    That leaves you with the non-conforming lenders. If you're building, Pepper is where I'd start. No offset account, but you really don't have much choice at this point.
