    No.

ETA: 8B is a 2BR, and it would be 4 floors up and have the same floor plan.
The "sleepouts" in 4B are aka the balcony.

I wouldn't be calling an enclosed veranda area a "bedroom"
(Let alone 2 enclosed veranda area's)

Legally, I imagine its only 2 bed rooms

A room 2.5m x 1.6m is not a bedroom as far as I am concerned.
For me, it is 2 bedrooms plus an enclosed balcony.

I guess it's a good way to advertise and attract attention...

Just like the rental returns of $550-750 per week, when it was leased for $280 per week in October 2016...

To think I was worried about calling my 4x3m study (with AC, 1 large window, and 1 sliding glass door) a potential 4th bedroom...

If that's not a clear cut case of bait advertising, I don't know what is.

You hit the nail on the head. Rent it room by room. Maybe even a couple of beds per room. Student visas from Colombia, Japan, China etc.
