    Hello
I was just wondering if anyone has ever taken legal action against a tenant to recover lost rent and damage? We have a delightful tenant who decided 6 months ago to stop paying rent. Finally today after numerous tribunal hearings she is gone, but she's also left the house trashed. Literally **** on the walls. We are considering legal action but don't want to fork out more $$ for nothing. The house is located in NSW. Any info would be appreciated.

I have. But do they have any assets from which you can recover the money?

Probably not, but was thinking we could have an enforceable repayment plan off of any benefits she receives from government. Don't care if she is forced to pay back $50 per week for 20 years.

I had a judgment for about $2400 many years ago and just let it slid. Not worth the hassle.

People like that, you can hang them upside down and shake them, you'll be lucky if a ball of fluff falls out. Lick your wounds and move on.

Agree, even if you won the case, getting any money over the bond is almost impossible, even with a payment plan.

Not sure on the legalities in NSW but could possibly go to court again for damages and with the court order enlist a debt collection agency to try and recover the debt for you. i think this would be the only possible way you may receive any money from her.
