    Hey guys

    Im here in WA for 2 weeks for work and drove past leda and wellard and saw tiny blocks for sale from $122k and h&l packages under 300k.

    Ive got 2 IP in melbourne. Im single on a single income, and will probably only be able to borrow 200k at max.

    Ill have roughly 100k in savings next year.

    Just curious to see from other opinions if its worth investing here with what left to borrow with for me?

    I think Wellard and Leda also meet that requirement

    Is it time to buy for cashflow - Perth/regional centres [WA]

    Lots of ways to make dodgy/bad investments sub $300k in Perth

    eg Real Estate & Property for Sale in Gosnells, WA 6110 - realestate.com.au

    or Houses for Sale in Clarkson, WA 6030 - realestate.com.au

    less than 15km to CBD
    55 Wintersweet Ramble, Mirrabooka, WA 6061

    Definitely not.

    In WA right now, those sorts of deals are like cars - they're worth less than you paid the minute you get the keys.

    If you've got $300k to spend, I certainly wouldn't be looking at that - buy something established.

    Where are people buying for 300k im Australia at the moment?

    Shocking areas to consider for any sort of growth, perhaps cashflow if that’s your strategy.
    Highly recommend you keep building your deposit and increasing your income so you can invest in the 450-550k range.
    Might I suggest an option may be to divest from your 2 IP’s in Melbourne and buy better stock with your deposit and new borrowing capacity.

    There are lots of places to invest with 300k but you'll need to do a tad more research!

    Work out if you're free cashflow or capital growth...will a unit work? Townhouse? Can you go regional? If so how regional? Do any of the cheap spots in Adelaide or Brisbane work for you?


    There's tonnes of options! Hang around here, hit the books and you'll be in a far better position to make a good decision.

    Im after capital growth mainly in my budget. But struggling to pick a state.
