I want to let my place out to help someone with a kid escaping DV and who is just approved for the NSW Start Safely Program, where the government pays a portion of the rent. They are having problems finding a place, being knocked back by agents, I guess. This is in the Port Stephens Council Area. Can anyone recommend a good PM please, who will approve the lease on my behalf, or tell me about the risks if I try to do it myself? I currently let the place to retirees (no agents) who are moving out soon, using a standard NSW Fair Trading Lease Form, and have had zero problems, been pretty lucky that way. The local agents management fees are >7% which is really high! Thank you in advance.

Risk include the tenant may get Govt housing and break the lease - no compensation.
