    Yes definitely - you just create a new split for the equity.

    The only down side is that you are stuck with your existing lender, so if their valuation isn't great or their cash out policy isn't helpful there's not much you can do.

    Which lender are you with?

    Unfortunately I am now with a very bad lender-ING, have to be with it until the fixed rate expired date comes.

    That may not be the end of the world depending on your circumstances :) It would be worth getting a val done to see how much equity you have and if you can service it with ING.
