Hi all, I am currently renting and have moved into a new place. As the transition was happening the PM asked me to ask the maintenance guy to check the pipe. I thought she meant the kitchen pipe. I was wrong - she meant the bathroom. So the maintenance guy returned and fixed the bathroom basin pipe leak. However, a few weeks later the leak returned underneath the bathroom basin * It may have been in a different area from the previous. This is something I need to record next time * Anyhow the maintenance guy found a cable tie wrapped around the pipe! The leak stopped but the smell lingers. The PM has said to use essential oils to clear the smell. I have sent her a picture re: the one I will upload here and as a record of this issue for myself. The maintenance guy suggested I get a broom and sweep some of the small tiny wood out. Finally, I had to chuck out some items in the basin cupboard due to the smell lingering onto them. The black spots on the silver flex hoses in pic 2 indicate that the hose will fail shortly. Get the maintenance guy back to replace them at the same time, before you have a flooded bathroom.
I have never seen the marks on these hoses. What are they from, they look like burn marks. Insights appreciated.
I've seen this numerous times - they look like burn marks but they are actually rubber marks coming through the steel flex caused by the rubber perishing. These things fail on a regular basis and are the reason for many insurance claims.
I have had a couple fail but luckily we were around or tenant was smart enough to turn the water off. I read another article re the installation and lack of longevity when they are distorted and put under twisting pressure. Based on experience it seems that the newer ones are less reliable than the older ones.
The maintenance guy has been around twice to fix the leak but nothing else re: coils. He has said to let him know how smell is in the next week. I have informed the property manager Wow...his ears must have been burning! Maintenance guy just called. He is saying the wood is fine bit it could be the pipe and gunk in it. He also said he couldn't smell anything. My Mum is currently down from interstate and her smell is not the greatest but she can smell it! He apparently is going to come by when he is free.
I didn't have any problems with my old place which was down the hall in regards to the plumbing. I resided there for the last 9 1/2 years until having to move due to next door neighbour in the last 4 years talking, chanting, singing and praying to God after midnight! Actually the only plumbing problem the building had was when someone was apparently growing dope and used the fire hose...big dramas. Water came through my old light ceiling, carpet etc.
It looks like there is mould involved too. I'd be mentioning that to the agent. It might give them a bit of a hurry up.
