    Hi Folks,
My tenant alerted me to wet chipboard flooring under a shower yesterday. This house was built for us around 7 yrs ago by a local builder. He carried out the waterproofing himself as far as I remember. I inspected the problem and can clearly see that the waterproofing has failed around the waste drain.
I have left a message with the builder without any response as yet.
What steps should I take to protect myself and the tenant? It is clear that the tiles, bedding and flooring need to be replaced asap. I do have strata insurance which I am covered with but should I persue the builder for damages? Is he responsible for this fault after this 7 yr period?

This will be quite disruptive for our tenant though, fortunately, they have an ensuite to use in the meantime.

    Would appreciate any feedback thanks.
