QLD Lawnton - Issue with rainwater?

    Hi all,
    First timer!

    I'm seriously considering this property and was curious as to the lawn condition. I was thinking maybe that it's so flat here that the water from rain events washes it? Any thoughts?

    Any thoughts/comments on this place would be appreciated.

    It’s Brisbane! Winter is the dry season and grass often browns off due to lack of water.

    Also the backyard is shaded which doesn’t help. Looks like the front yard has recently been turfed, probably to improve street appeal to buyers.

    The family assures us that this location doesn’t flood. If anything, the front grass has been fertilised and watered, or photoshopped green. Ellis st is very high elevation.

    It's freshly laid turf... I'm about to sell an IP and I have fertilised the lawn and I water it every day to have it looking the best ;). Many sellers will do the same thing.

    One good test for new lawn is to try to gently lift it by hand. If the roots arent bedded it could die off. Many people think you can just dump new turf onto old or onto compacted soil. To sell a property in the rush to get agent pics. Its the largest surface and makes a first impression. Done well landscape is a gem. Done badly it will make your life a chore to redo it.

    Three things will get any lawn thick and green.
    1. Sunlight & warmth (21c+) but watch 32C +
    2. Water (rain is better than any hose).
    3. Nutrition. A good solid lawn food. Not too heavy on new turf. Dont use weed & feed on new turf.

    If it looks patchy a LIGHT topdress with rich soil will fill the gaps and feed it and encourage rapid growth and level it out.
