Launceston - PM recommendations

Hi everyone , newbie to Property chat here

I've just bought two investment properties in Launceston and was looking for some recommendations for property managers .

Has anyone had any experience with any of the agents there ?

I have good experiences with stand along PM's in the past and have noticed At home property management solutions are a stand alone PM.

The two agents I've bought though , ( Hardcourts and Ray White ) are quoting 9.9 % with close to two weeks letting fees

Would really appreciate some feedback.

Never used @home myself, but have heard fantastic reviews and met Michelle a few months back.

Don't know what their charges are like, but don't just look at the fees - look at the service they provide, and also consider their vacancy periods as an average. Obviously the time on market varies with every property, but if a more expensive agent can save you a week in vacancy, you've usually made up the difference there.

How do you go with Property manager in launceston?

 

We're with Harcourts , so far they're been fine . they project managed a minor reno for us with no major drama's and no problem tenants so far.

What percent do they charge you?

and what did you do in your reno?

 

Launceston pm's are expensive compared to some , not have figures in front of me ? 9 % .

Vicki went down and met with kitchen person and bathroom person and worked out what we wanted and then they kept an eye on what was happening and did any running around , chasing up that was needed .

OK. thanks. I'm sussing out if i can get something that needs light reno- paint, floors, kitchen, carpet. Were you satisfied with the tradies work?

and did harcourts charge you for keeping eye on reno, or part of their fee?

 

happy with result , don't think they charged us anything .
