Late rental payments

    I could not think of anything worse. I know some people do this but problem is it requires work and dealing direct with tenants, emotion will always get in the way just my thoughts, rather pay pm always.

    So sorry you are going through this !
    Unfortunately when you self manage ,the tenants can pretty much do what they want and there is not much the owner can do about.Its a shame because some tenantas are fine to be self managed but others know they have you over a barrel and use it to there advantage.
    In my experience a bad tenant will tell you anything they want to prolong them having to pay rental arrears. I was always a softy and beleived them untiI I started seeing a pattern and gave most of my properties to agents

    @Trainee is giving you the right advice.

    You have asked for a solution as to why your tenant is in arrears after you gave him/her a grace period which they didn't adhere to, despite you exercising some compassion.

    Very sorry about their Uncle Fester (and one wonders why this would be costing them so much...apparently at your expense), but did they also get a grace period from their bank, Telstra, their power company and the ATO?

    So, given there are your problems, and other people's problems, which category do you think this should fall into?

    Some poor advice here, but it is on point for this poster.

    Who is selling them what ? All prior posts were good info.

    Dear Mira,
    1.You have a Business Agreement with your tenant. Its called a duly signed lease.
    2.You are not a bank. That's why the bond board has their deposit.
    3.You are not a lending facility
    4.You are not your tenants family member.

    why did the tenant stiff mira on the rent? because mira let him. the funeral home was obviously less understanding.
