    Inclusion of flood will come, it's a long drawn out story why it's not there yet. Largely to do with originally trying to keep the processes as simple as possible so now enormous work being done to make sure only properties with a genuine flood risk are paying for it. Slowly but surely we are getting there.

    Really sounds good Flood cover is coming ,Great work !
    Will you send out a memo to all yr clients ?Just keen to get that happening

    Hi Brett.

    If you have the LL portion & not building cover with EBM and it includes cover for contents, is there any point or situation where you should have contents cover on whomever your using for the building portion/cover ?

    i.e between tenants & something were to happen to contents ?

    Sorry for the late reply. As the landlord policy would include $50,000 contents including both tenant-related risks and defined events, I can't think of a reason why, except if your property is at risk of flood damage, as at this stage our products do not include flood. I would generally say this sort of question is one reason you are best to have both covers with the one insurer, as long as you're not compromising to do so, it just removes some of the possibility of dispute between two insurers when a claim is made.

    why Terri Scheer is not recommended? I currently have 2 LL policies with them.
    a side question: for building + landlord insurance, which companies are best option on the market?
