    Hello my fellow humans!

    Hope we are well and looking forward to the weekend.

    I am currently in the process of putting together a Landlord Pack and was wondering what you all thought was imperative to include. We are currently going through an overhaul at our agency and am building some of the marketing packs from scratch. The current one is a bit meh.

    From experience most Landlord's are pretty savvy and don't want 30 pages of information. They literally just want the Fees & Schedule and couldn't care less about what you are legally obligated to do in the event of arrears. Also I am referring to property management to clarify.

    So I kindly ask -

    Landlords: What would you like to see included in the agency brochure that would make you appreciate that agency and what they can do for you?

    Property Managers: In your experience what do you believe Landlord's like to read and know.

    List what they can expect from you in terms of communication. Also how to read a rental statement. Heard of landlords who didnt know a tenant was in arrears for months.

    Consider a YouTube channel with short video's on every issue you encounter or think someone may ask / encounter etc Keep it professionally casual. Make sure all your clients & prospects know its there. Put a single page in the pack that helps them know its there. Maybe even a product placement on something you handout from Vistaprint so its in their face as a reminder. eg a scott said above. Link youtube channel from your website.

    Ours deals with 80% of client queries when we are closed. Thats probably when people search for a PM too. a 24/7 presence helps.

    One thing to watch is make sure its evident in the YouTube posting your geographic area (you can use your office GPS co-ordinates from google maps !!) You dont want PM enquiries from WA if you are in Noosa. Also in the text comments for the upload ensure it mentions the state so Google helps filter the videos to your geographic location. A few videos that verbally mention Vic leasing issues etc will also help Google learn your channel location and build a local presence.

    This helps existing clients and helps others learn about your agency presence and ability to explain issues, deal with concerns and gives a personal edge. Saves you from saying the same thing 100 times. And google will help drive PM websearches to you !!
