Landlord or tenant responsibility to pay for antenna maintenance?

    Hi, I have a tenant who has reported that he can't get any TV reception from his antenna point in the wall. As it is a fixture in the property and was noted on the condition report, is the landlord responsible for keeping it in working order?

    Landlord doesn't think it's their responsible.

    I know, right? I made the case that it's a fixture to the property and therefore they have to maintain it. They said it was more of an addition than a fixture.

    So, who added it?

    If it appears on the condition report it's the LL.

    Thanks for confirming what I thought. What can I cite to convince them? I already cited the Residential Tenancy Act Section 68(1) about landlords responsibility to keep a property in good repair.

    I feel for you, not fun having a LandLord like that....
    Perhaps these are the people that prompted these "Rental Reforms"...

    Definitely LL. Property manager should be telling the landlord that too. A PM isn't there to just manage the tenant, they should also be informing the owner of not only their rights, but also their responsibilities. Unfortunately this is why ridiculous battles get fought in the tribunal all the time. If people knew and understood their side of the agreement the system would be a lot less clogged.

    Side note, have you asked the tenant to swap their cable over? Sometimes it’s not the antenna at all.

    Simple answer though for the antenna itself, landlord responsibility.

    Yeah, they've tried different cables they had already and then bought a new one and still no luck.

    Simple resolution by sparky/tv guy. Use satking or similar tester, provide LL readout and quote to repair if not straight forward. Honestly it's probably a damaged rg6 connector in the masthead. If not that, bird has landed one too many times on the antenna.
