Landlord Insurance and other insurance - recommendations

    Far out those BCC flood maps are scary. I live in Brisbane and if someone had asked does Bracken Ridge flood, I would have said no way!

    Makes me re-think my insurance as I am currently with EBM.

    I just called EBM for a building and landlord combined insurance quote, very competitive but doesn't cover flood from creek but covers internal flooding due to pipes. My IP is in Newcastle. Westpac is really expensive.

    If possible, make sure the building and the landlords insurance are with the same provider. In the event of a claim, the last thing you want is both companies telling you its the others responsibility.

    Today, I went with EBM and @brettc has been a great help. Thanks so much mate. It's people with the can do attitude that makes this forum a happy place.

    As Hugh Said, check the premium increase, I got my landlord and building insurance with Allianz last year, this year, the new policy came to me with around 25% increase than last year.

    Another EBMite here. 3 ips with them. Had to claim for one of them. Very smooth process. Highly recommended.

    Any claim under $25K goes the express route, especially if it's from a PM.

    @Phineas ended up going with ebm. They are apparently quite investor friendly. Reasonably priced. If you tell them you're a property chat member you will also get 60 day discount for the first year.

    Hi @Taku Ekanayake, I notice from your OP that you were with AAMI and have now switched to EBM. I've been with AAMI for several years and made a few claims in that time and it was a very easy process with them. I find AAMI's coverage pretty good, but my accountant tells me that the cost of my policies is not particularly cheap compared to what some of his other clients are paying for LL insurance. My priority is good policy coverage and not necessarily cheap premiums. Given your experience with AAMI I'd be interested to hear what motivated you to change insurers if you're happy to share? Thanks.
