    Dear Mobeen,

    As a landlord, I have seen a few 'bargain rental properties' near me available for purchase.
    I haven't bought any of them because I dont want to see how the tenants go about their day to day lives.
    I would feel uncomfortable and I thought they would feel uncomfortable.

    He was most likely rung by the neighbours at 10:30 and got a roasting from them, then he just lost it. If it's anything like holiday rental type area, he would usually see this on a weekly bases, not defending the LL but it pays to have an open mind in these situations.

    Throwing things from balconies is a huge issue around the holiday season on the Gold coast to the point that they want to stop young teens from renting highrise apartments in the school holiday season. If the LL really wanted to be an A-hole, he could have just let the police deal with it and If they were my kids I'd be thankful he didn't.

    I took it about not living in very close proximity to your tenants.

    In my student days I leased a room in an apartment which the owner rented out. Never again would I enter an agreement where an owner lives in such close proximity (even if they live in completely separate buildings). Its a control freaks paradise and can only end in tears as the OP is belatedly finding out.

    Like when you live next door to your own IP and you're tenants put a 10 000L inflatable pool on your suspended balcony and thinks everything is going to be OK. :D

    Yeah I know, when they fall through my balcony with 10 ton of water I suppose they'll try to claim on my insurance or their kid comes to grief because of no safety fence but not sure who they'll blame for that one, probably me again because I should have complied with the pool laws because of knowing that the pool was there. :D

    That's a lot of water and with all the other safety factors that can go wrong very quickly plus the insurance way of things ..It may be better just to tell the tenants to remove the pool because i have an idea what your insurance will say..imho..

    I should be suprized but I am not, that you think it is ok for the landlord to not exercise his responsibilty to ensure peace and quiet enjoyment for his tenants. Ballloons hitting tin sheds from a height make a lot of noise. His attitude was wrong, kids will be kids and their would be something wrong with bored locked up kids in apartments not doing stuff like this, apartments are no place for kids. The problem here is the kids not readliy admitting it, so every-one could move on. It would be the LL taking the heat from grumpy tennants in the morning, and getting the notices of vacation if he didnt put a stop to it. Kids will push the limits until they cant, even those perceived angels.

    Yep, sure did, the tenant has just been an a-hole the whole time he's been in the house. It's an old home built in the late 60's, the time before this he attached a kids swing to the outer diameter of the hills hoist, I didn't want to feel like a reptilian gorilla and didn't say anything until their kid got to a few kgs heavier.

    So he could have sent a text, email, letter, breach notice even. Pretty much anything else if he had an issue that wasn't knocking on the door in the middle of the night. Let alone all the other carrying on he did at the front door.

    Its not okay for lessors to go to the premises without notice for things like chasing up unpaid rent - why do you think its okay for this - which is probably one of the most minor of tenancy issues?

    He could have just thought 'ah a bunch of kids throwing water balloons' and gone back to bed.

    I find it more creepy than worrying that he would bother filming it. Anyway, if the scenario is as you say I doubt anything will come of it and you wont loose your money.

    My last rental was in a small complex that had a busy body just like that. I assume every complex must have one.
    He needs to relax, its city living not the country side.

    Two 16 year old kids throwing water balloons at 10:30pm rather than tik-toking, insta'ing, FBing, Snapchattin is heaps better in my books. Good on the kids.
    Let them have fun. Some people are such killjoys!

    I meant not being watched by your landlord
    and also not being watched by your tenant as you go about your daily life.
