    General question re land value.

    I generally keep an eye on my land values and thankfully they have always risen since I’ve held my properties.

    I am considering purchasing a property which had a land value decrease from $324k (2018) to $311k (2019). I think the land values are a generic value only? This property is a similar size to one of mine which is only a street away. Mine increased in value whilst this one decreased (over the same point in time). I checked next door (to the one I’m interested in), it also decreased.

    Not fussed about the value of the decrease more so that it has decreased. I understand that some land values are likely to increase and some are likely to decrease due to several factors. Would this deter you as an investor? Property prices have been steady in this suburb (western sydney suburb).

    311k for land in nsw?

    Please let us know the suburb. There i n o detering at all. I am thinking south west. :D

    quiet common, though good luck actually buying land for nsw land value prices,

    closest ive got so far is 10k off

    Is this a Valuer General's valuation? If so it is only used for rating purposes - for local Councils to determine rates. It generally has no bearing at all on market worth or sales value.

    hi, not after buying land. It’s an 60’s home on a decent block. My concern was that land value had dropped here but not a couple of streets away (one of my other investments).

    There are dilapidated properties in the western suburbs, which is pretty much land value

    Also used to determine land tax liabilities, 2020 Notice of Valuation which would have been issued or is due to be issued shortly...
