Land subdivision tolerances??

    Hey Guys,

    Just a quick one if someone with experience in the matter could please help me out.

    Land subdivision tolerances???

    Im looking to buy an existing house and subdivide the rear block/ example.

    Say the local LEP gives us minimum lot sizes for the particular zoning at 600sqm. This would require you to look for house/ land block sizes of 1200sqm+

    Ive found a site that comes in at 1130sqm, short 70sqm of LEP subdivision guidelines but meets all other criteria.. Battle axe access, frontages etc.

    In my eyes this should still be workable, however your taking on further unnecessary development risk plus extra council contribution fee's..

    Steer clear?

    Go for it? With a local town planner pushing it onwards.

    You need to see if the controls are discretionary (able to be varied) or mandatory (fixed)
    If mandatory, then that's it, end of story. Talk to a planner
