Land if the existing dwelling does not come with land (eg house only, mobile dwelling such as tent, cabin etc) The Y-man
What I meant is: Is building an unnecessary headache if you can buy a house. Is land and build a cheaper option?
I have always bought pre-loved except on 2 occasions (one OTP and one brand new), but plenty of people have done well with House and Land. A lot I suspect has to do with timing, risk appetite, what you know, and who you know. The Y-man
You'll pay less stamp duty theoretically as it will be applied to the land in isolation by nature of the transation, not the contract price of what would be the whole amount if you bought an existing dwelling with house and land. - Andrew
