I know that many has kissed Sydney market good bye but I still think that there are places that it adds up for investment. Lakemba is one of them. It has a bad vibe but if you pass that initial reaction and look at the basics it's a good place to be. The yield is between 4.5 -5 % and vacancy rate of 1.6 % and low entry point if you buy an old style 60's , 70's apartments. I was looking from December and I've seen an increase in the interest from investors.
If you are know what you getting in for then that's fine. It may look decent from a quantitative perspective, but you also need to take into account the qualitative perspective.
I have been thinking this for a while. In fact, even had this property bookmarked because it reminds me just how close Lakemba is to the CBD: Sold Price for 11/58 Taylor St Lakemba NSW 2195 (refer to 6th photo)
There was a thread on Lakemba a few days ago. You can go through that if you are looking to discuss that area
