    Starting this one up again. Didn't buy at the time as didn't quite have the deposit level. Wondering if its time to start looking again or maybe hold off until next year

    It seems the prices of Lakemba properties including units and houses are dropping recently . Do you still plan to purchase IP in Lakemba?

    How is everyones Lakemba IPs going? Might look at jumping in later this year if prices keep dropping so that hopefully I can reap the rewards of metro....can see some 2x1 for 360k
    I recall seeing a post in a thread stating which sides of lakemba are better than others can anyone advise? Also, are most people in agreement that ideal apt would be ground floor in a small complex?

    The main issues with the area for an IP has been the glut in supply which has dampened rent reviews.

    Many streets with units have several for lease signs so it has remained a renters market.

    As for location, it's still one of the cheaper areas within 15-20km from the city with easy access to Bankstown, Hurstville & Liverpool.

    I've had very few issues managing tenants in the area.

    i was thinking more so of houses then units, but valid points. yea it appears to be a rough area but at same point like you said it's very close to cbd

    I have only experienced minor issues. The headlines & sensational stories aren't borne out in reality.
