Kitchen full renovation- how much ?

    Hi guys

    Howm many fays does it take to do a full kitchen Renovation of size 4x4 to a basic to medium standard

    How many days or how much dollars?
    It depends if it's DIY
    Allow time for demolition
    Allow time for plumber and electrician if you are moving anything
    Allow time for cabinetry install
    Allow time for stone bench top install (if using stone)
    Allow time for tiler to do splashback

    If you have trades doing all of it then probably 1 week minimum but that requires beforehand work to line up the scope, do the plans, build the kitchen off site and have all the trades booked in. If you can allow 2 weeks from demolition that would be better.

    Cost will start at $5k plus appliances but probably be around $10k.

    What's being done?

    • Replace cupboards
    • Relocate/additional GPOs or new face plates
    • Exhaust
    • Splashbacks
    • Painting
    • Floor repair & new coverings
    • Replace tapware & sink
    • Dishwasher
    • Washer/dryer
    • Lighting

    Could I do the below in 1 - 2 months in a unit:

    1. Complete Kitchen Reno
    2. Partial Bathroom reno (new fittings mainly - taps, vanity, shower) + cleaning
    3. 80 m2 - complete hardwood flooring (remove carpet and add hardwood floor)
    4. new wardrobes in 2 bedrooms (there are no wardrobes now)
    5. Paint interior (multi colour)

    Are you getting a project manager or builder or is it diy?

    I think I need to get a PM as I do not have much clue on what is involved.

    Not sure the diff between PM and builder ?

    A builder will price up the scope of works & plans, whack on a margin for insurance, supervision, programme, risk, contracts, engaging subbies, ultimately responsible for the works if something goes wrong.

    A project manager will call prices, you engage/pay the trades, you bear the risk. I'd something goes wrong, you take the subbies to Fair Trading.

    Hmm a bit confused. Which is better ? Builders or PM ?

    PM calls the prices ? What is the use of that if I have to engage the trades and pay them ? Is it like the PM provides supervision ?

    A PM is a small subset of a builder's skills. The question is, does the pm that you use have the skills, knowledge and experience?

    The PM won't hold a builder's licence, you may find a kitchen outfit will hold a restricted licence.
