Kitchen bench tops too narrow

    You have a plethora of options! Get your calculator and set it to "bang for buck mode". Your going to break a lot of hearts as you can only choose 1!

    Time to pitch your ideas everyone! Game on...
    Replacing bench and tiles you'll get a handy man to do in a day @ say $40/hr
    New bench $300 handy man cut and fit
    Remove tiles and new tiles $200-300 for tiles.
    Maybe some touch up paint, tube of silicon, few beers and screws etc
    You should get change from 2k

    What rent does the agent say you could get "as is" compared to if you spend say $10K on a new kitchen?

    I would not spend any more on that one. It looks ok and perfectly rentable in the photo but it also depends on what the rest of the unit is like. Don't put lipstick on a pig, especially if it won't pay for itself plus some more.

    I just need to sort the size of the bench and the rest are just touch ups.

    If you upgrade put your old kitchen on gumtree or eBay... It is so hard to get shallow cabinets

    We got $340 right now. It is not bad considering we haven't done anything yet but took us 5 weeks to rent.

    I want to spend minimum just to keep it with the suburb and increase ren. I just need to be mindful in the finance side of thing as you say.

    In the photos you can see is well presented but just a bit too plain, no wow factor

    I think it looks fine and if you can get $340 without doing anything vs $360 with a new kitchen, I would leave it for now. I know things always look better in the photo too but it looks fine. With our house nearby I said to the agent I wanted to make the downstairs level more liveable by closing in a stairway to keep the cold out. She said in the current market I would not get any more rent to compensate (or at least not enough to make it worthwhile).

    I would wait until the market expects a better kitchen and rents pick up before doing anything more.

    That actually sounds very sensible. I agree that this soft market might be better to hold our horses and wait for a more active market.

    Kitchen is fine, just replace the stove to something newer.
    Bathroom, I think you need to get your grout whitened.

    Yes, for the bathroom we were thinking in eliminating the shower wall and put full shower screen and maybe resurfacing so it looks fresh and clean. The bathroom photo looks worse than original.

    But this will be done in the future I reckon
