    Unless any sort of proper bus connection or shuttle is made between Westfield and Mango Hill station, I don't think very many commuters are going to be catching the train to get to Westfield. It's too far away at the moment.

    We were speaking with our tenants yesterday at North Lakes. The lady works in Bald Hills and she said that since the train line opened, there has been noticable reduction in traffic heading towards the city in the mornings and back north in the afternoons.

    They now have the NBN terminal at their street corner ready to be connected to the houses in their estate. Ikea opens this week.

    Kippa ring median house prices have breached $400,000 and yields are now sitting at 5% for houses.

    Comparing to mid 2015, yields were at 5.8-6% with a median house price $365,000

    Ikea has opened now, and more businesses seem to be opening up in North Lakes each month.
    I noticed Stockland has opened a final estate close to the CBD of the suburb. Prices are considerably higher than past land releases.
    Looking forward to them running out of land so prices start moving

    Also pay close attention to zoning and sites ideally 15m or wider. Urban Neighbourhood and Next Generation Neighbourhood are the zone types to look out for.

    Closer to the water....that'd be Redcliffe? Got offered something off-market, 750m/9 minutes walk to the station, 2003 built but only 400ish m2 block for low 400's.

    I've been looking to buy in the area last couple of months and judging by how fast some properties are going Under Contract and above listed price I'd say there's more growth for sure
    Particular anything under median - need to have offer ready at first inspection (or prior to)

    Just found out this old thread about Kippa-ring :)

    Whats your take on these two areas for an house in high 6's.

    Moreton Bay : Kippa-Ring, Redcliffe OR
    Redland : Alexandra Hills, Redland Bay, Cleveland, Ormiston, Thorneside, Birkdale

    Redcliffe possibly as close to beach as possible .. natural shape of that area means it will run out of land once gentrification takes place.

    Mb - Margate and clontarf are much better oo suburbs for the same price and pockets are important . You'll know what I mean when you drive around the 1.5km square fronting the water where all the kdrb are.

    600s won't buy much Redlands. Maybe Alexandra Hills
    I'd stick to Moreton Bay (Kallangur/Kippa/Woody point)

    Understand the zoning implications for "Urban Neighbourhood" and "Next Generation Neighbourhood" zones near the waterfront.

    Reason I say this is that over about 5-10 years the zoning will encourage development and gentrification.

    Look as close to these zones as possible.

    One of the local work colleague me that there is no beach there and its a mud slum - Redland Bay. So he reckons the Kippa-Ring is better option. Is that reasonable?
