QLD Kingston Area. Dual key new house on 400 sqm block

    Your thoughts please :

    I have been talking to a RE around Kingston area who a OTP property for 389 K Dual key new house on 400 sqm block. Expected rent would be 520 per week. Property is at Clare road kingston. 180 for land and rest for built cost.

    Is there anyone who purchased something like that around area ? is their anything i need to be aware off ?

    They're taking the piss with the land amount. $100k is about what it's worth. I reckon you'd be better with on older house on bigger block for under $300k. do a tidy up reno and rent it out. It should be positive geared by a few dollars at that price point. You'd get way better CG out of that than the product you're looking at.

    Just my thoughts. I grew up in Logan.

    OP - im not too sure about the dual key homes.
    As the new auxilary units are available make sure its done through that so it can be rented out to 2 seperate parties.

    From what ive seen it mainly a 4 bedder with a studio apartment, if its going to be built soon and for investment it may be better to have a 2 bedroom duplex or 2/3 bedder
