    G'day all,

    Hope everyone is having a terrific easter weekend.

    I wanted to get your thoughts on what are some key words or search terms you use to filter your search in RE.com.au or Domain specifically for finding potential below market deals, renovators and desperate sellers?

    Some that I use are:
    • mortgagee
    • distressed
    • possession
    • bank repossession
    • desperate
    • damaged
    • renovators delight
    • renovate
    • renovation
    • repair
    • development
    • TLC
    • government
    • housing commission
    • department of housing

    Does anyone know of any realestate websites that allow you to put in a suburb or city with a km radius rather than listing suburbs & surrounding suburbs? That would be great if there was something like that that allows you to still put in block size/dwelling type/price range etc

    Not specifically for that situation, but the only term I use with a saved search is 'yield'.

    I use 'southern adelaide, sa; western adelaide, sa; northern adelaide, sa; eastern adelaide' at realestate.com.au.

    • Contaminated site
    • Derelict
    • Decrepit
    • Fire damaged
    • Flood damaged
    • Looted
    • Infestation
    • Run down
    • Structurally Unsound
    • Subsidence
    • TLC
    • Uninhabitable
    • Unpolished gem

    I don't use any of those terms Taku. By the time I've narrowed down to a suburb, I want to know every property in the area. Those adjectives mean nothing to me, but I do try and sus out the reason for selling from the agent if I can. Most often can get enough clues to guide negotiation

    I think this keyword will bring you all listings rather than filtering :p
    RE agents have been using this word in pretty much every listing.
    They'll even write up huge development potential on a 300sqm block and will end it with 'STCA'

    Every time RE.com.au asks me to give feedback I tell them their map search needs work. I should be able to select and omit undesired areas by map, not suburb. Some suburbs are huge and split by a main road, whilst others are micros that are easy to miss, and the surrounding suburb search is rubbish.

    I have found stca is different in different states so I use STCC in SA for example.

    My number 1: potential. Usually gives some interesting results.

    Western Sydney has a lot of granny flat potential, or maybe council needs to approve each sale by selecting who they give a 134 too........near every propty seems to have STCA on it......a developers heaven ☺

    Western Australian Planning Commission. Most subdivisions need to be approved by WAPC in WA. REAs sometimes put WAPC in the ad where there is development potential.
