Keeping tabs on your investments properties re when insurance is due

    Hi

    In this day of apps, are there any around that will help with keeping tabs on tenancy length, landlord insurance due, inspection due etc for the various properties
    Would love to know what others use to keep tabs

    Your PM's online portal would be a great source of information if they have one?

    Thank you. Not sure why I did not think of this earlier. I can just create a IP calendar in google calendar

    Also on your phone's calendar you can set reminders with alarms etc

    I believe an online portal system such as PropertyMe would be help you in terms of tenancy length, rent paid to-date, current tenancy agreement length etc. Not all PMs adopt it yet but I think it's on the way :)

    In terms of insurance, every year I get invoices from EBM and that's when I know it's due again...but like other said, can be as simple just setting up a recurring reminder in your calendar.

    My PM has one, and it's not kept up to date at all.. its almost useless for me.
    One property says its 22 days in arrears, when it's not..

    Sounds odd, do you know which software it is? The ones ive used dont need updating, its just a live feed

    As DT said, the ones with live feeds work pretty well but always remember, although the PM will do their best to keep track and ensure it's all up to date, you must manage the manager and take ultimate responsibility.

    I keep track by having entries into my phone calendar but I also make a periodic call to my insurance company (with whom I have all my properties in Australia) and just ensure insurance is all up to date and check what is coming for renewal. This is also a good time to discuss any premium increases or changes.

    I get a giant paper calendar , with little squares, for dates .I can see every appointment account due etc all in one.
    and a packet of coloured markers! makes it fun!

    I let the insurance company chase me up as it is in their interests .... Certainly don't rely on PM for that (noting OP didn't suggest that) - who knows what the insurance co sends out in the renewal!

    Yeah...then you get 10 pms who use different software...omline services etc etc.....broken DT.....

    I also find it means PMs become lazy...it all goes to online then no longer do you get notified or called...

    I understand what you mean in terms of them wanting to renew your policy and collect the premium, but it is a bit of a risky strategy! If they miss the renewal for some reason or don't follow up and something happened with an expired policy I'm sure you would then see them truly operate in their interests...

    I delegate most things to PMs, but for insurance ( Building and Landlord), I renewal them myself.

    My insurances are with NRMA & AAMI. I always get a SMS notification.
