    Yarra ranges is still.decent value so i would stick around the far east.
    Or you can look.at holiday areas. They will be next to see good growth
    Mornington peninsula, bellarine and phillip island

    Why are you keen on Drouin?

    Country town population of 10,000.
    Its not a part of Melbourne although some seem to think it is. 100 km's is a bit of a stretch!

    Houses start at 300k so not that cheap really. Plus developers smash this area which leads to a never ending supply of housing stock. This is a capital growth killer for a small town.

    You could get the same if not better value in Ballarat,Bendigo, parts of Geelong. Which are towns of around 150,000. Far better chance of growth in these places IF you pick the right area.

    Same, what information have you found on Bendigo compared to other regional areas (Ballarat, Warrnambool, etc)

    Well done @MaddyG - you're a super star :)

    With your budget there are still houses on land in the north that are not too far out. I'd look there first versus heading regional. You'll get some nice growth over time with the upside of being able to manufacture growth if desired (sub divide, etc).

    A year later and you were right! The Mornington Peninsula recored the 2nd highest growth rate across Australia for 2017/18. Even select suburbs and pockets on Phillip Island and the Bellarine Peninsula are doing well.
