    I think you may be right. I've been following Katoomba and leura. More stocks.

    I don't know about you but I still see some growth in Katoomba left. It's still getting strong sales, I can't actually believe what prices some dumps are fetching. I have a 2 story character property on 2000m2 in town, and I've seen some really good sales recently in old world character properties, even on tiny tiny blocks - in town. So I'm not really seeing a slow-down in the stock I'm interested in. I actually still think its undervalued considering the amenity of Katoomba and the median house prices 10 minutes down the road. At the moment there are 43 properties for sale on real-estate with about 8 being under contract. So 35 prpoerties available to buy doesn't really scream more stock to me. Infact last month there were over 50 properties for sale, so its less this month. Comparing with this time last year, there is approx 8% more stock for sale which doesn't seem that out of place again, that's literally just a few more properties. Stock may have slightly increased but the right houses for the area are selling for high prices and every month this year so far has seen positive growth for me.

    Have many people pulled/locked in equity from the blue mountains yet if the consensus is that the area is slowing down?

    I was looking for a nice cottage to use as Airbnb but very competitive up there.

    I'm keen for my next reval,
    Stage 1 of my PPOR renos last year was a good result.
    Stage 2 is just about done and I expect an even better one this time.

    Blue Mountains will always win out on lifestyle. I would imagine massive growth ahead. On the one hand, it's great. On the other, it's already changed so much and I really miss the way it used to be. Definitely have to get away from the main road!

    Cam anyone confirm what a rea told me. There's no more land to be released after next LEP is drawn up in 2020?

    I haven't heard anything about that. I know the catholic church owns a lot of bushland behind Paulwood Ave and Yandina Ave in Winmalee running next to the church, St Thomas and St Columbus. A few years back they cleared it out at the bottom of Paulwood to make an entrance to the estates. Nothing has happened yet but they will be up for a big fight with locals about it.

    How did you go with the renos and re val?

    Are you still chasing an airbnb? Noticed one come up in glenbrook 2x1 which may already be an airbnb. pricey entry but without having looked into it to much if you could sneak a granny flat on for 2 x airbnb's it could work well

    we're negotiation atm the moment for a ppor. we could be mountains folk soon enough :confused:... :D

    is it the "peak" for lower blue mtns, read an article Woolongong and sydney surrounds also starting to soften. I like to buy at the peak so others get the best they can. im a nice guy;)

    It’s a good reminder that I need to create that before and after thread.

    Short version though - reval at $760 which was good.
    Anything over 7 was profit, and I was targeting $750.
