    Close to train is important when out far from the city. Seems like a set and forget. Low maintenance.

    Just received my land value in the mail for Kallangur property.

    Up 15% in the last 18 months.

    Never had this before, can this be linked to what's to come or what has occurred?

    I dont have a problem with it. For an extra $150 a year, I am getting:

    - Upgraded Gateway Motorway - North
    - Commissioned Moreton Bay Rail Link with a train station 500m away
    - Upgraded main road with new driveways
    - Ikea in Northlakes
    - University within 2km of my residence
    - Plenty more to come.

    The area has really come a long way. The amount of town houses that have popped up has been quite phenomenal.

    Besides the new University thats being built, also the new railway project that will involve Kallangur actually getting its own train station alongside the Strathpine Gateway project, great positives for the area and investors for the future i think.

    But i think what worries me is the average rental demand at the moment, (unless you can manage to find a property already tenanted), for those who have already invested in the area how did you go with finding tenants?

    Brought in area in June last year and was rented straight away,big reason for that was the clause I added to sale contract allowing me to advertise property for rent(we had permission to use professional photos' used in sale campaign for our rental advertising) & for the vendor to allow my PM access to the property prior to settlement.

    Not sure how the rental market is at the moment but vacancy rates have not moved much in the last 12 months,if you have the right property type for the area I think your property will always be in high demand no matter what the stage of the cycle..

    Brand new finished 2 bedroom townhouses in Kallangur located close to the the future train station + university, its located on Anzac Avenue. Being sold for offers above the $299,000k, also being eligible for the Great Start grant of $15,000. Surely it sounds like it would be a great future rental investment to have once the University/Train station are all finished (looks like perfect student rentals). Or just better off purchasing a decent 3bed house on a 660sqm block of land closer to the Petrie Station for slightly more.

    Just be very very careful of over supply in the area with townhouses as I would think developers have gone crazy along that rail line between Petrie and Kippa-Ring with these sort of townhouse builds

    Agreed, that's also something that crossed my mind actually. Only the one IP in Kallangur for yourself at the moment or do you also have others in Brisbane?
