    Have you listed yet?? Should rent quickly if people want only a 3 bedder, not much too pick from. When we were looking we only considered hiset or l/s 3 bedders near town as they seemed to get taken much quicker. There was way too many 422's and units all available now.. Drove down Whitehorse rd the other day, the block near new servo of about 50 t/houses almost ready and the 3 acreage houses beside now empty so I would say more coming there. Also down the end of Alma Rd, too many new t/houses to count. Will be interesting to see vacancy rate in a few months. Good accommodation for the uni if you can hold that long

    We are listed now. And PM has held a few inspections as well however we don't have any applicant yet. PM suggests we should be competitive because of competition with townhouses.

    by the way... we are advertising at 355 p/w at the moment. Do you think that is higher than market expectations?

    According to PM there has been 3 to 4 parties to the inspections yet and they all like it. However there isn't any application so far.

    Have looked and looked and can't find a listing for a 3.2.1. in Kall at 355. Hoping it is gone already!!! You said it wasn't very old in a post so I expect it is a nice house so price would be as expected to me. My thinking would be opposite of agent, if I was after a house with yard I wouldn't even look at a unit/townh, but if I was looking at a t/h would think I can't live this confined will pay extra few bucks for a yard (probably just me though, 3/4 acre is getting to small now). Just some trivia, I noted on the 17.10 there was 149 for rent, this morning was 131.

    Really? House 3/2/1 still advertised for 355.

    Nuh, still can't see it. Even a refined search for house 321 between 300-400 shows a raywhite 322 for 355 and seabiscuit 322 for 355.

    Hi All

    Just joined PC and was very interested and motivated by so many like minded property investors. I am just a novice and really keen to start on the journey of investing.
    I am looking at this area after some preliminary research and would be keen to hear any opinion/advice on offer on the better streets to concentrate on. If anyone has a good PM that they can recommend, it will be appreciated as well!

    Try to find properties within 10-15 minutes walk of the new railway station, or perhaps more strategically within 10-15 minutes walk of the proposed University ( the last part is tricky as it is not clear yet whether there will initially be access from Kallangur ).

    If you are looking for houses they better be further away from the uni. A 5 mins drive or 30 mins walk is probably better.

    I don't understand why you would want to be further away rather than closer. I would imagine parking will quickly become nightmarish & therefore walking distance would surely be preferable?

    If you chose carefully, there are sites that are quite flexible in terms of what you can do in the future. You just have to look into the underlying zoning associated with the new planning scheme. Sites closer in have been rezoned for units/townhouses ( Urban Neighbourhoods ). Those further out are just suitable for townhouses ( Next Generation Neighbourhoods ).

    So much talk on Kallangur, why not pick Petrie instead since that is where the Uni is? Is it because Petrie is slightly more expensive?

    Note this is my first post on the forum :)

    Petrie is a bit of a sweet spot in terms of rail too now with express trains running from it.

    Lots of competition for houses in Petrie and very few available close to the Uni. You need to be prepared to act very quickly when they do come up. Because of this, it's harder to negotiate.

    Larger land will generally be easier to find in Kallangur.

    Lawnton is also very close to the proposed Uni.
