    Same with me. Rented 2 days after advertising for $10/wk more than I asked.

    G'day hash, which areas in the north are you talking about. I'm only asking because I'm looking at one in northern Kallangur at the moment

    Ahhh ok no worries. I've noticed the properties north of Anzac ave up near brickworks rd seem to be a fair amount cheaper. Driving the area today it seems like a real nice area I was just concerned there might be issues through I was unaware of...

    Looks like Kallangur is going to change a lot in the future. The first multi-storey residential development has been lodged for DA. It is for 48 x 2 and 3 bedroom units up to 7 storeys. Land size is 2,845m2 and is located right near the Kallangur train station. This may change the rental market in years to come if there in an influx of high rise units in the area. I suppose with the university approved this is to be expected. I'm interested to see what the price point is when they go to sell. I also wonder if first home buyers may be more attracted to this type of purchase rather than the older housing that is in the surrounding areas. What are your thoughts on this?

    Hi all

    New to this. Just signed a contract for a property in kallangur 3/1/1 low set. Currently no Tennant what's everyone thoughts on rental demand on something like this? Hopefully we can get a Tennant in asap

    Is the property vacant? Talk to the agent and vendor to start marketing before settlement.

    Its not like the agent would tell us the truth anyway, at the end of the day they just want to sell the house. Its vacant as it has just bee
    n renovated. And yes that's the plan after it becomes unconditional hopefully the owner will let us advertise from then onwards

    Hi Marissa, rather than hoping, next time try put in clauses in the contract as special condition to make sure you can do open homes before signing on the dotted line :)

    The ones I usually use:
    1. The Seller agrees to allow the Buyer to advertise the property for rent, both in print and electronically, once the contract has become unconditional and prior to settlement. The Seller will allow the Buyer or their agent to erect a sign at the front of the property to advertise the property for rent.

    2. The Seller will allow the Buyer or their agent to conduct one “Open for Inspection” viewing each week after the contract has become unconditional and prior to settlement, upon the giving of reasonable notice to the Seller.

    These clauses are part of my standard special conditions now and I have had successes in finding a tenant before settlement takes place.
