    Yes, this is true.

    Very good news for those who have either driven to Petrie station in the past and parked no later than 6:30am to guarantee a park or driven into the city and paid for parking. Being able to easily walk or drive and park at a station from Kallangur all the way back to Kippa Ring stations will have immense benefits, in both directions.

    @Angel Water Bill is low,how many in your North Lakes family home?

    Also do you just charge tenants water usage charges only?

    i bought beginning of 2015 within the 2km region of the university. 5 bed on 2000m2 within 500m of kallangur station.

    Speaking with the local agent he has suggested 5-10% in the year for the area surrounding the uni.

    The roadworks are nearing completion in the area and all looking the part. Nice and modern.

    Will be interesting to see the values at the end of the year when all is complete.

    I was in Brisbane last week and drove around a lot of places including the Petrie, Kallangur, Mango Hill, Kippa-Ring and Deception Bay. It looked like there's a lot activity going on in Kallangur. Land release, new houses being contructed, etc. The last I heard was that university plan was approved but the budget was not locked in, so it's still a maybe. If the uni precinct doesn't go ahead, it might mean over-supply. This is just my (relatively amateur) opinion.

    Not sure how much you paid, but if you bought well, it sounds like a great place if the uni goes ahead! You could make it a dual living out of it as well because students usually don't mind (unlike families).

    If you look at the screen shot attached, the train station is at the bottom on the pic, running along the train track from Good Fellows road to Dohles rocks road (with the proposed Uni just below that area, outside the pic).

    As you can see looking at the red marker, there is a considerable distance between the property and the station, definitely too far to conveniently walk.

    Thank you Jaw, very helpful. I would probably drive to the station so that seems reasonable.

    I will check out how this property compares to others in the area.

    Now that I look at this a bit closer, I think the average time will be less than 42 minutes as some people will just change to the faster services coming from/to Caboolture at Petrie - the later Caboolture services overtake the earlier Moreton Bay services between Petrie and Northgate.

    Looking at the previous listing, it looks to have been in reasonable shape and mostly a cosmetic reno. It hasn't sold yet for the $389k asking, but nice work if they pull it off.

    Looking at the pictures, it was more than a cosmetic reno. Most of the recent sales in the area confirm that the seller should do very well out of this deal. This case backs up the principle that you make money on how well you buy, not on when you sell.

    What about flooding in kallangur? What areas are prone to flooding?

    Needs to be considered

    Agent did warn me there were floods but there towards the end of the backyard never reaches the property itself...but yes there's a risk. Sigh.

    Its different for everybody and every person's appetite for risk differs but personally I think a 99% chance it 'won't' flood is good enough for me.
    As long as the price for insurance isn't affected greatly and it fits your strategy profile (whether you are targeting CG or going for a yield play and/or any other factors important to you).

    I'd be buying it for development (zoned urban neighbourhood and max 21m in height for building) but development would need to consider council's flood planning.

    Paid $495k mate. Still tossing up whether to reno it or just subdivide and get a DA.
