    Petrie would be a good purchase without a doubt, but finding a half decent sized block within walking distance to the Uni at a good price may prove difficult. Petrie prices have traditionally been slightly higher than Kallangurs, as the Western side of Petrie has some very nice/premium homes. Unfortunately, these homes are not within walking distance to the Uni/train line, which minimises the impact that these 2 factors will have on these properties for rapid CG, despite the fact that they are in the suburb of the Uni.

    The South Western end of Kallangur is literally on the doorstep to the Uni, has decent sized homes/blocks left in the ~$300k range, and will also benefit from having access to 2 train stations, being the new Kallangur station which will be accessible from Dohles rocks road, and the already existing Petrie station. In addition to this, the council has proposed building a road leading off Dohles rooks road at Kallangur that leads straight to the Uni, which will run adjacent to the new rail line. This is because most University traffic will be coming from the motorway, and council doesn't want to choke up Anzac Avenue leading down to the Universities entrance at Petrie (It can already get quite congested in peak hour as it is, which is a current concern of Petrie residents). Add to the fact that Motorway and Northlakes access is 5 minutes down the road, and the area has an absolutely incredible amount of infrastructure developing over the next 5 years.

    A purchase at Lawton would also be sound, but yet again, make sure it is within walking distance to the Uni and the Lawnton or Petrie train stations. Strathpine is doing very well with rentals properties at the moment, so it may be worth a look.

    As always, Infrastructure and service access are 2 of the main drivers towards property / CG yields. Look for areas have have strong growth in these areas in the short to mid term for maximum potential.

    Good luck purchasing anything cheap in Petrie. For the last two years,any property within walking distance of the Petrie and new Kallangur stations has gone under contract the moment it gets advertised. The only properties I have been able to get an appointment to view had something seriously wrong with them. I stopped looking a while ago.

    Anyone know any good property managers that operate in the Kallangur/Petrie area, strongly considering the area and was hoping to contact a couple to get a better idea what I should be looking for.

    Indeed, the new Moreton Bay rail link will stop at every station from Kippa-ring to Kallangur, then run express into the city. This is absolutely fantastic for those catching the train at the Kallangur station, as they will have an express train running straight to the city, possibly only stopping at Petrie or Lawnton stations on the way through.

    Believe it is actually electrified at the moment and is currently going through extensive testing prior to opening around April/May.

    Can I ask what you would expect to pay for rates in this council area if your not a resident on an average block ?

    Council rates in Moreton? Too much! PLUS water and sewerage. Hang on, I don't want to scare anyone away.....

    Yeah, I found out last night that you don't pay for separate water in Sydney. Are you starting to understand why I wanted to send Qld's recent premiers to China (Donald trump thread) None of them including Beatty can manage infrastructure.

    The MBRL trains are stopping all stations to Northgate before running express to Eagle Junction and Bowen Hills (only 4 stations skipped).

    The Caboolture trains will be skipping all the other common stations with the Moreton Bay trains between Petrie and Northgate except Petrie, Northgate, Eagle Junction and Bowen Hills. More of a win for the Caboolture/Nambour services than Moreton Bay.

    I imagine quite a few Moreton Bay commuters will still drive to/from Petrie station and catch the Caboolture express services as they do currently (with the new express being faster than the current Northgate-Petrie express).
