QLD Kallangur property

    Hey team

    I'm looking at a property on the northern side of Kallangur - I know south is preferable but is north still a safe bet? Been looking at Logan prior to this

    Leased out to long term tenants and in good condition, this will be a long term (20+ years) hold if I go ahead with it

    I am a big fan of the Moreton Bay region (North of Brisbane). Many of these suburbs have seen extremely strong price growth in the past 12 months. I can't judge if this purchase is right for you based on the information you have provided. However, simply looking on the surface it would be an area I would expect to do quite well in the short and long term.

    Hey Branden, thanks for the response.

    Context: Sydney investor looking for my second IP.

    I was orignially looking in Logan/ Crestmead due to budget reasons (500K tops) but found was told by a friend that North Brisbane is a better bet. As such I started doing research and found that Kallangur seems to be a very good spot to invest in.

    Upon researching, I found that the south side of Kallangur seems to be better than the north for a variety of reasons, but my main question is, would a north Kallangur purchase still be better in terms of long term growth than my original plan of Crestmead? Based on your/ other people's answers, I think it would be.

    My second question being, is a purchase in south Kallangur SIGNIFICANTLY better than the north Kallangur? Especially when I can't afford south in this market, I'm guessing north would be the next best thing?

    Well you have to ask yourself, what are the reasons why the south is better than the north of Kallangur? Is it something that can change over time (i.e. demographics) or is it something which won't (geographical).

    Demographics and infrastructure.

    Question still remains though - is North Kallangur going to be a better option than Logan? Because if I can't afford South Kallangur, either North or Logan are the options

    Kallangur has a higher purchase price than the likes of Crestmead. I would suspect this will remain the same moving forward. Both suburbs are currently showing strong levels of demand (though many suburbs within Brisbane are). I would be happy to purchase in either suburb assuming the property aligns with my goals/strategy. Moreover, I wouldn't expect to see a significant difference between the north vs south of Kallangur. There may be a price discrepancy but this wouldn't result in half the suburb (south) outperforming the other (north) drastically. Though it is good to see you are diving deep into the suburbs itself to see which pockets are more desirable.

    Have a read of the Kallangur threads there is a lot on of info on the rationale. I would be comparing the infrastructure to that of Crestmead as whilst cheap there is a huge difference between the two.

    I have used a company called Brisbane Pre-purchase Inspections for one of my purchases north which I thought did a pretty good job.

    Thanks mate - also do you know any insurers who can provide me with a cover note? I spoke with NRMA who sent me a cert of insurance but that expires in 21 days

    No problem at all. With regards to insurance, many investors choose to use Terri Sheer, EBM, or PIP as they specialise in property insurance. If you contact one of them I'm sure they would be able to help you out.

    Most of the properties in Kallangur on real-estate.com under contract. They are gone pretty fast. $500 might be not enough ?

    You are right, the suburb has been moving quickly and most properties are being snapped up within days of hitting the market. You could still get close to 500k with something that needs work but most renovated properties are now between the mid to high 500's.
