I quietly suspect that many of those reviews on homely are fake, and are actually posted by the same person, using different accounts, simply trying to hype the area. The reason I believe this is that many of these posts from “different” users share the exact same broken spelling and punctuation, the same thematic personality, and are often trying to overtly “high five” and agree with each other.

Look at the correlation between the homely Kallangur posts by jennym32, johnm169, miriamm2, johnr62, phil51m, cherly5, haydng1. It comes across as very superficial.

I could be wrong, but that’s what my spider sense tells me when I read many of the Kallangur reviews on there.

I was actually just telling mum the same thing but a lot of what they are saying is the truth anyway about what Kallangur has to offer.

Yes, I don’t think anybody takes the unregulated opinions on Homely seriously. It’s far too easy for somebody to create multiple random accounts and try to hype any given suburb or area.

On the flip side, yes, Kallangur has great short, mid and long term potential for various reasons, especially as a currently affordable, entry level suburb, although this is now starting to change. In the short to mid term, Kallangur will shrug off its entry level suburb status, and suburbs further north such as Caboolture and Morayfield will become the dominant entry level territory for younger people looking to get into the property market. I certainly don’t envy those in the 18-30 year old age demographic looking to buy a free standing home in the years to come, unless they have some serious financial support from their parents or other sources.

The best suburbs for property growth in 2022

"Despite record growth for the property market over the past year, a new report has predicted growth will continue in a number of suburbs in Queensland, Western Australia and NSW."

    "Kallangur, QLD

After some of the strongest performance in the country in 2021, including capital growth of more than 30 per cent and rental growth in excess of 10 per cent, Kallangur is expected to continue to grow in coming years due to its proximity to the University of the Sunshine Coast Petrie campus and direct train access to Brisbane’s CBD. Situated 27 kilometres north of Brisbane, the median house price in Kallangur is currently $455,000."

I’d say the medium price is well over $455.000 you would get nothing there for that now maybe a knock down just land.

I’m pretty sure that data includes townhouses, which tend to sit between $300k-400k. Even so, the data statistics on real estate websites are all really old.

RealEstate.com.au says that the average price for a 3 bedder house is $475k. You’d be lucky to get anything half decent under $560k, and even then it would need some work to bring it up to scratch.
