    Things are definitely hot when even the older properties like that are going for $430k. There was another one here https://www.realestate.com.au/sold/property-house-qld-kallangur-136197858

    Again, don't know much of the inside although I'd say this one is a bit better positioned with easy train access. Signs things are getting over heated or still think it's a reasonable purchase?

    I don't think that $430,000 is too much for such a well-located house on such a good-sized block. The land itself must be close to 350K. Give it a couple of years and the value will be over 500K

    "Priority Development Areas (PDAs) are parcels of land within Queensland that have been identified for future development to significantly change the surrounding community. The Minister for Economic Development Queensland (MEDQ) declares an area as a PDA under the Economic Development Act 2012. At the time of writing, there are currently 32 declared PDAs in Queensland. The focus of this review is to summarise those that exist in Brisbane."

    8. The Mill at Moreton Bay

    "This PDA, located in and around Petrie in Moreton Bay (nestled between Brisbane and the Sunshine Coast), incorporates the existing Petrie Town Centre and land near the Kallangur and Lawnton train stations. It is facilitating the development of the University of the Sunshine Coast campus as well as new health, retail, commercial and residential developments and community infrastructure.

    Stage One of the university will be delivering courses from Semester 1 in 2020. The area, previously the site of the former paper mill, was declared as a PDA in September 2016 and is being controlled by The Mill at Moreton Bay development scheme which commenced in August 2017.

    A lot of rezoning has occurred around this region which is providing some good opportunities for sophisticated investors who know what they are looking for."

    In the clip, it looks great lit up at night. Every time I drove past in the Summertime, the carpark was always packed, overflowing onto Old Gympie road.

    An article published last year, but interesting none-the-less.

    Back to the future – the man shaping The Mill

    “MILLovate is a long-term project (20 years, Nigel says) but with no room for error. The site is unique, the opportunity rare and the economic stakes sky high.

    Current expectations are The Mill development area will create more than 6000 jobs and an economic benefit to our region of $950 million.

    Both huge projections before a team led by a local man who bought his first house, with his late wife, in Kallangur for just $12,250.”

    “If I am given a challenge I rise to it,” says Nigel, 69, “I think it (MILLovate) needs to be done properly. The worst thing you could do is rush in with spec buildings. “

    “Hypothetically, if Google wanted a big campus here, we could certainly accommodate it.”

    For the elevated land alone, so close to the Mill PDA, that’s incredible value. Being literally on Anzac Ave, it would be more ideal for a business rather than a residential property.

    The house itself looks like a simple 1 bedroom cottage shell, you’d probably have to detonate and build something new for a residential dwelling. 769m is a very generous block, you could do a lot with it.
