    Xmas ≠ not paying rent. landlords still have to pay mortgage repayments.

    This is true. All my tenants are up to date and I got my first Christmas present from a tenant today. The funny thing is this tenant was terrible on paper but has turned out to be one of my best tenants ever. Merry Christmas to all the great tenants out there!

    Some real estate agents used to ask tenants to be 2 weeks in advance so that if something financially happens they have a few weeks back up.

    Who doesn’t ask tenants to be two weeks in advance??

    Doesn’t necessarily stop them getting behind, though.

    You get a good idea of this when you process the application- affordability and a copy of a bank statement -among some other more subtle implied indicators- tend to give you a decent idea of how financially responsible people are.

    How far back? 6mo or 12mo?

    No it doesn't but you pretty much know what you have when they fall back in rent within the first couple of weeks and it's not a requirement to rent a house AFAIK.

    Had an old agent (Sacked later) who mentioned the applicant sent a snapshot of their bank statement showing their savings. Far from essential but anything that helps a landlord say yes and stand out from other applicants.

    I don't generally get a reply with a rental increase, usually some sort of pseudo-threat that they'll look around to move out until they realise I'm only charging market rent anyway and it all goes away.

    I would have liked to have been there too! I can only assume they made the correlation between last years' present vs. this years' present and maybe now think that movie vouchers weren't so bad after all...

    I generally just ask for the most recent one. People's habits don't really change and there's a big difference between people who live week to week and people who don't.
