    What better time to pick up deals than the tail end of the year when there's a very good chance most vendors are desperate for a sale (why else do you begin a campaign at the worst time of the year to be selling?).

    Anything that went to market last weekend or is listed between now and Christmas looks particularly tasty so keep your eyes peeled.

    I've seen and heard of some very good buys this week. More to come, no doubt.

    I'll wait until there are mortgagee sales and dark clouds on the front of the daily telegraph. 2 years to go.

    You getting in? Received an email from an agent today regarding a discount on a 2br 2bth newish Erskineville unit.. They've had to reduce the asking price things must be getting bad as it's the first blatantly direct email I've received

    If I could finance deals at the moment I would have bought 2 on the weekend in Bris 5-15km radius.

    Alas, started business this year. Need FY 15/16 tax returns in before I could buy again.

    @Whitecat Plan for a 4-5year hold, do a decent reno and you are up for rewards;).
    Median in the area is 430-450K.
    No more land seems to be available in the area and its close to the train station + closer to jobs in lytton, morningside, murrarie, port etc.
    That is my opinion. I don't have cash:( otherwise would have started my detailed DD on the property:cool:.

    This time of the year is a very good time to buy.... I have noticed that there are allot of people who are on holiday mode already.
    Its fair to say that any one who list a property for sale now must have a strong motive to sell.

    I'm looking at one in QLD now but I won't be able to do a trip there so if I am to make an offer it will be purely on numbers.

    its close but has managed to stay away from floods in the past (looking at QLD floodmaps).
