Is yearly replacement of water filter cartridge owner's responsibility or tenant's?

    I have water filter in the kitchen of my investment property. I got new filter cartridge installed at the beginning of the tenancy.
    Cartridge is recommended to be replaced yearly.

    Who's responsibility is it to keep track of replacing cartridge and is the cost of it on owner or tenant?

    Property is professionally managed.

    If silent on the matter then I wouldn't be replacing it.

    PM says it is owner’s responsibility.

    Replacing cartridge is more of a usage item rather than maintenance item. Meaning it’s not a defect in the filter system that owner is required to fix. It’s more equivalent to mowing the lawn as an ongoing thing that tenant should take care.
    That’s my understanding I may be wrong.

    Lessors responsibility unless mentioned in the Special Terms that it is the Tenants responsibility.

    Yep, drinking water guidelines are striker than bottled water guidelines, why bother putting a filter in? I took my fridge one out.

    I guess I can't remove it during current tenancy. Will definitely remove it from next one onward.

    Often used in houses with older pipes to counteract the taste from slight rusting in the pipes.

    My IP has a filter attached to a pipe under the house and I would replace it myself. They aren’t super expensive and also I don’t expect tenants to get under the house.

    If the filter was underneath the sink, then maybe would consider it’s up to the tenants to replace. If they connected it incorrectly and the property flooded, would you have an issue with that?

    I would've thought it would be a tenants responsibility due to it being used by the tenant daily and then needing to be replaced.

    Is the property in a poor water quality area ?
    Most water board supply is very clean already and well above min standards.

    It's like a car service schedule :rolleyes:
    They might say every 12 months/10,000klm, but they can easily go for years in between :p

    I'd ask the question "does water still flow out" ?

    Because if it does then the filter in NOT blocked or in need of replacement o_O

    $25-50 for a new filter, plumber $200 min =pass

    Is there a clause in your agreement regarding A/C servicing (filter changing)?
    I just added one to a rental agreement, the tenant is now req'd to have serviced every 12 months and clean the return air filter, should the unit fail and it be found that is due to lack of maintenance then they are responsible ;)

    Try the approach of it's a consumable item (like a light globe) and during a tenancy the tenant is required to replace them - which is not that often, and see how that goes :)

    A landlord is usually responsible to maintain consumables in the property eg replace blown light globes and pura tap filters
