    Edit: alright, I think the '{-o-}' symbol is now replacing words the forum doesn't like. Not sure what it means.

    Thanks for all the advice guys! Much appreciated.

    Would anyone have a ballpark figure (conservative) to consider for gutting out the bathroom and only replacing things that need replacing? (assuming asbestos needs to be removed, replacing timber frames, replacing walls/tiling etc)

    if your trying to save $$ just sheet over the asbestos. then theres no removal costs!
    pull out the bath and vanity etc then blueboard over existing walls, save a packet. then put everything back in

    Excellent suggestion, saves a packet and seals off asbestos.
