Hi Guys, From the photo, can anyone tell me if it is structural or not? Do I need to get an engineer to look into it? Thanks JE
You're welcome @JohnE . Just as a matter of interest, is this in Adelaide? I had an Aunt that lived there in Sturt that had cracks like that in her property. I think I recall her telling me that is was because the house sat on a fault line?
Thats actually NOT structural. Something has failed. Get a builder / engineer in asap. Collapse is a risk. That window cant sustain a load
Yes, it's a structural failure. No, it's not transferring the load to the window - the lintel is taking the load over the window as evidenced by the diagonal crack which is well away from the top of the window, the lintel is doing its job of load transference & supporting the brickwork over the opening. Quite likely to be caused by differential settlement of the footing or slab at the far left side of the room and footing/slab failure somewhere on far right.
Is this only in one room or is the whole house have similiar cracks .If the house is on piers it could be that a couple of piers have failed which could be underpinned .
