It's been a while since an update... practical completion has been signed off!!!!!!!!!!!!

    :):):):):):):):):):):):):):):):):):):):):):):):):):):):):)

Handover is as soon as everything is arranged, i.e. ASAP please! :D

When they say 'investing is more a marathon than a race', taking over 18 months to build a standard 4x2 sure feels like a bloody marathon. I am worn out!

Congrats on lasting till the end mate. I don't think any build I have done was finished on time. Some waay over. It's just part of developing I've come to accept. Almost time for the champagne!! ;)

Painting, floor coverings, blinds, retic, planting, mulch.

Not too much. Put it this way, it won't take 6 months ;)

Sure. No more idiots will be permitted on site.

The last big holdup was because the builder's idiot plumber broke a toilet cistern he was trying to adjust because he installed it wrong. His co worker who came to inspect the damage referred to idiot plumber as 'dynamite dave'. Time to fix? 6 weeks.

    :p

Carpets upstairs and bedrooms, tiles in the living area downstairs. We are using our own trades now, so not at the mercy of the drop kicks the builder has been hiring.

It wasn't our tiling that held up the build. We were out of there in Feb, more than 4 months ago. Just sayin' ;)

I want to get a quote for the tiling but we will probably diy.

We will paint, do retic and plant.

Carpet guy will do the carpet. Blinds guy will do the blinds.

    Floor tiles TBA.

Your lucky it's not a larger development as the extra holding costs would have eaten up the cashflow.

True. I would have picked a different builder for a larger development.

I have installed blinds before. I didn't love doing it. The blinds guy is a local manufacturer and charges a ridiculously low price to install. Not worth my time. I will gladly pay him to do the job.

    Me. ;)
