Is there a good PM in Rockhampton?

    I asked for a good PM in the Rockhampton thread before and didn't get an answer. So hopefully this doesn't mean that a good PM in Rocky doesn't exist.

    Is anyone out there happy with theirs? If so, whom are you with?

    Haven't used her myself but look up Elizabeth Hood from Elite on Google. I met her at a PM conference and she sounded extremely on the ball. Worth a chat at least.

    Elizabeth Hood from Elite I can definitely recommend as I have had my property with her prior to and now with Elite. Very easy to work with and passionate about property management.

    I couldn't honestly recommend mine as they are okay only. No better.
    National brand agency with pm churn. Some have been excellent but others not so much.
    .

    Elizabeth Hood is our PM as we had to change given the poor service received by the big chains, she has recently engaged a young gentleman as a PM and he is great with follow through particularly with our situation of tenants leaving without doing a clean and with broken items in a near new home.

    I am speaking from the perspective of being a client and lived experience - fortunately our house is up high and dry hence not impacted by the dreadful floods

    Good to hear, at least the historical flood zones in Rocky are well known and if you own property away from the river then problems can easily be avoided.

    Seriously! These two Rockhampton properties are more work than my other eight combined (and I self manage two of those)! The PMs aren't helping either.

    For example, I just received this email:


    "Hi spludgey,

    Tenant has advised that she is not renewing in October. Can you please advise whether or not you were wanting to relet?

    Thank you,
    PM"

    What kind of question is that? No, I would obviously prefer my property to sit vacant after my tenant leaves!

    And that's after receiving an email earlier today asking me when I'm going to pay outstanding invoices. I never said that I would and they decided that I had and they would do this instead of paying for it out of the rent.

    Excellent! I had thought of Elite.
    Yes flood zones are well known and well mapped in Rocky.
